Celes Map実際、私はこのアソークモントリー通りに昨年末まで5年以上住んでいたのでこの周辺を熟知していますが、このプロジェクトがある通りの東側はほとんど人が歩きません。

つまり、スクムビット通りの交差点からシノタイタワー前の交差点まで、人の流れの8~9割は通りの西側に片寄っています。


その理由は、通りの東側にはマストランジットの出入口がスクムビット交差点にしかない、コンビニもレストランもほとんどない、しかも夜は有名な風俗街ソイカウボーイの前を通る上に、そこから先は暗くて女性の一人歩きはちょっと危ない雰囲気だからです。

やはりアソークでベストピッチ、文字通りスーパープライムといえば、通りの西側にあるアシュトンアソークであることは間違いありません。


従って、このセレスアソークの購入を検討する場合、スクムビット23のMUNIQではなく、同じスクムビット21通りの反対側で今建設中のアシュトンと比較検討するべきだと思うのです。尚、アシュトンについてはつい先日、「アシュトンアソーク 1ベッドルームのリセール買いで2回にわたってレポートし、イールドプレイをするなら今が絶好の買いのタイミングだと書いたばかりなので、こちらを参考にして下さい。


さて、セレスアソークを購入する場合、方角、階数、間取り、フリップか、イールドプレイか等、いろいろと要検討項目はあるものの、少なくとも30㎡台の1ベッドルームは買わないことです。何故なら、ロケーション的に格上のアシュトンアソークに700ユニットもの1ベッドルームがあるので、将来の賃貸需要、投資需要のどちらを見てもセレスの方が分が悪いからです。


従って、やはりこのプロジェクトに関しては、アシュトンアソークにほとんどない2ベッドルーム以上のファミリータイプが狙い目だと思います。今の情報だと2ベッドの場合、大体18百万バーツからから24百万バーツということなので、日本円で6,000万円以上の予算がある人であれば、セレスは投資妙味のあるプロジェクトだろうと思います。


尚、アシュトンのデベロッパーであるアナンダーは「よくある話?、それとも運が悪かっただけ?」で伝えたように、最近いろいろと手抜き工事が発覚して評判を落としていますが、セレスの方も経験の浅いデベロッパーであり、どっちもどっちという感じです。ただ、そうはいってもビッグ10の一角、アナンダーの最高級グレードである「アシュトン」の方が確実にブランド価値はあります。

さて、いよいよ明日がプリセールです。この価格でアソークのラグジュアリーが買えるというのは確かに魅力であり、広い部屋さえ購入しておけばロスディールに終わることはまずないと思います。もし興味があれば、早朝から並んで是非2ベッドルーム以上の広い間取りを狙って下さい。

A new phenomenon in the luxury condominium market is happening in the Asoke-Sukhumvit area known as “CELES Asoke”, a new luxury condominium in a super prime location in the heart of Bangkok’s CBD with an average price per square meter is only THB 255,000, reflecting a non-marked up price in the luxury market. Another surprise is the project’s irresistible terms of payment. The THB 3.6 billion 40-storey condominium features a timeless and elegant design.  CELES Asoke is the only luxury condominium which offers super luxury facilities. Presales will take place on 16 September 2017, for one day only, at the Grand Center Point Terminal 21.

The press conference began with the announcement of the launch of CELES Asoke, presenting a new marvel in the luxury condominium market with an average price of only THB 255,000 per square meter, which is the actual non-marked up price in the Asoke-Sukhumvit area. The price will undeniably stimulate the demand for this one-of-a-kind luxury condominium.

On this topic, Aliwassa Pathnadabutr, Managing Director of CBRE Thailand said, “The price is a truly surprising feature in today’s market, boosting the demand for luxury condominiums. Consumers today look for high-quality products developed by an experienced developer and managed by a professional team.
